New Specification for Tiny House Structure Attachment, Flooring, Chassis, and Anchoring Systems

1. Scope

The scope of this specification is to provide minimum requirements to safeguard the public health, safety, and general welfare of the customer, the general public, owners, and occupants of tiny houses to achieve uniformity in the design of Structure Attachment, Flooring, Chassis, and Anchoring Systems.

Rationale

Tiny houses have become a global phenomenon that have sparked grassroots movements of builders and manufacturers across the world, resulting in a rapidly growing and thriving industry.

Due to the lack of unified industry standards, for an industry that has existed for over 10 years, unsafe practices have also flourished. Including issues occurring during transportation (e.g. tiny houses being blown over, slipping off the chassis, improper weight distribution, not enough axles to support the load, …), and those that may occur after occupancy (e.g. mold growing in the subfloor, freezing pipes located in the chassis, houses being blown over due to improper anchoring, …).

This specification standard will address unsafe practices, and provide engineered calculations for design loads, including dead and live loads, that are applicable globally. This standard will not purport to address all of the safety concerns, if any, associated with its use. It is the responsibility of the user of this standard to establish appropriate safety and health practices and determine the applicability of regulatory limitations prior to use.

The specification standard will reference existing ASTM testing standards to support the criteria of the standard.
This specification standard can be approved into the inclusion of any building codes in the world. This standard will be a companion to the code for various small structures and fills in the immediate gaps in the tiny house industry that can be applied to a tiny house on a chassis, delivered on a wheeled carrier system, on skids, or designed to be installed on a permanent foundation.

This specification standard will address the immediate need in the marketplace for consumer protection. Consumers will know Tiny Houses built to this standard have been built with life, health, road safety, and fire protection in mind.

The title and scope are in draft form and are under development within this ASTM Committee.
