Evaluation of Various Sealants with EIFS

The growth of Exterior Insulation and Finish Systems (EIFS) as a cladding system and the subsequent problems associated with the use of sealants with EIFS, has led to development of a new test method through ASTM C-24 Committee. Sealants play a synergistic role with the EIFS and their properties must be compatible. Sealant adhesion, sealant modulus, sealant durability and the integrity of the EIFS are all factors in successful joint performance.

This paper will use the ASTM Test Method for Determining Tensile Adhesion Properties of Sealants when used in Exterior Insulation and Finish Systems (EIFS) Joints (C1382) to evaluate various sealants with common EIFS coatings. Two single component silicone sealants, two multi-component polyurethane sealants and one single component polysulfide sealant are evaluated with typical EIFS substrates including cementicious and non-cementicious base coats, acrylic EIFS primer and acrylic finish coats. The relationship of sealant adhesion, sealant modulus, sealant property change with weathering and stability of EIFS coatings in various conditions will be discussed.
