A Discussion of the Investigation and Repair of the Exterior Cladding and Sealants for Two Significant Buildings

Two buildings are discussed, with emphasis on the investigative process into the perceived performance deficiencies. In the first instance, a 30 year old building in upstate New York, it was determined that the performance problems were directly related to excessive building floor deflections resulting from construction error and that the curtain wall and its sealants had, in fact, performed well over the years. In the second instance, a 14 year old building in the upper midwest, it was determined that a combination of construction errors and ineffective sealant performance resulted in severe and widespread building leakage. The choice of remedial methods, which in both instances required the removal and replacement of all sealants, and the performance of the facade after remediation are discussed.
