Solution to Moisture, Mold and Mildew Problems in a Central Florida Hotel

A 12-story resort hotel in central Florida, built in the late 1980's, has an exterior insulation and finish system (EIFS) facade on steel studs. Interior walls have vinyl wall coverings. There were mildew problems in guest rooms. There were several contributing factors: water in stud cavities from condensation on chilled water lines; leaks into stud cavities from deteriorated exterior sealants; cracks in the EIFS; and condensation at the back of drywall and vinyl during summer. Summer temperature profiles were calculated for the exterior wall assembly based on modified ASHRAE methodology using published local temperature and humidity data.Solutions are preceding.
